The challenge: The project involved a complete transformation of this landmark 33 storey office tower. Upgrades were made to the public lobbies and retail area on levels 2 – 5, to include the provision of new end of trip factices and vertical transporting. Fire service systems such as fire hydrants and stair pressurisation systems were also be upgraded within the constraints of the existing building.
Our solution: Defire worked with the stakeholders to develop a fire safety strategy aimed at maintaining the unique heritage fabric, whilst achieving the current performance requirements of the building code. The fire safety strategy used mechanic exhaust in the new performance spaces for smoke hazard management. Extensive smoke and evacuation modelling was conducted to demonstrate the performance of the design.
Defire successfully demonstrated upgrades to existing fire services were capable of meeting compliance with the performance requirements of the Building Code of Australia instead of the prescriptive requirements of the relevant Australian standards. The refurbishment / upgrade works were undertaken whilst a portion of the existing tenants remained in the building.
